CO-VEST is an opportunity for our clients, realtors, and builder partners to invest with One Source Capital Group as a joint venture partner in real estate and development opportunities both SHORT & LONG-TERM.
Our team's knowledge and experience in the real estate acquisition, finance, construction and management arena put their expertise to work along with our other resources to ensure that we are ALL investing into valid and appropriate opportunities. We follow a strict and complete due diligence process with every investment that we consider to accept into our CO-VEST program. Investors will be provided with all reports and analysis documents prior to any investment being made. One Source Capital Group vets every opportunity.
One Source Capital Group constantly receives packages on short-term and long-term financing requests. These packaged requests are opportunities that typically can't be done through traditional financing methods due to any number of reasons. One Source Capital Group sees situations like these as additional revenue sources to further build its client/investor base while continuing to expand on its reputation and brand.
Many of these opportunities are short-term and typically referred to as BRIDGE, GAP or FIX & FLIP financing. These loans are usually at an overall Loan To Value of 65% or less of the asset/property type value and are recorded in a 1st lien position which is the making for a sound and secure investment. These loans typically carry a much higher rate of interest when compared to normal market rates and will include points and other closing expenses.
Many of the CO-VEST opportunities that we receive are from a number of builders and developers who we have a long-term history with as we have been their construction lending conduit or their preferred lender for the end-user/home buyers who purchase their product at completion. Looking to put together a CO-VEST package with a builder or a developer with whom we have an established relationship helps make for a smooth investment as we already know the financial status, credit worthiness, resume, and history of the builder/developer, and most important their ability to perform.
Additional opportunities that we receive from our builder and developer partners can be for an extended period of time as they often request capital to build home tracts, office buildings and/or multi-unit properties. These long-term opportunities can be an excellent source for SAFE and STEADY yearly profits and can be an excellent way to invest large amounts of capital.
